Hudas Gurgaon Auction Sees Land Prices Take Record Leap

FOR those questioning the status of the once-booming property market in Gurgaon, todays auction of commercial sites and booth sites conducted by Haryana Urban Development Authority (HUDA) provided an unequivocal answer: property in Gurgaon still commands record prices.

For starters, HUDA earned a neat Rs 13.62 crores from the first 15 commercial sites it auctioned against their combined reserve price of Rs 2.21 crores, an increase of 616 per cent. Not just that, a Shop-cum-Office site (having an area of 121 square meters and a basement) located in Sector 55 fetched Rs 2.12 crores against its original reserve price of Rs 6.5 lakh, a jump of 3,261 per cent.

HUDA today auctioned 52 of the 62 commercial sites on offer for Rs 44.88 crores—an all-time record, say officials.

Even HUDA officials were dumbfounded. It is an unprecedented response. Even small booth sites have fetched us amounts many times higher than their reserved price, said HUDAs Gurgaon Administrator S P Gupta. The market seems to be on overdrive. HUDA will hold another auction of commercial sites in the next couple of weeks, he added.

Asked about the probable reasons for this response, Gupta said, The ongoing demolition drive in Delhi has been a factor in turning people towards Gurgaon. HUDA officials confirmed that among those who had paid a refundable security amount of Rs 30,000 to participate in the bidding, a good number had New Delhi addresses.

MCDs demolition drive may have made erring property owners dive for cover but it has also made businesses operating out of residential areas sit up and take notice. Over the past week, there has been a deluge of queries for office and commercial space in neighbouring Noida and Gurgaon.

Said Pradeep Mishra, a local broker: Every day, Ive been getting at least 10-15 enquiries about space in Gurgaon. These people are generally looking for small offices in the range of 2,000-15,000 sq ft.

Most of the queries are from businesses being run out of semi-commercial or residential areas like C R Park, Janakpuri, Vasant Vihar, Pitampura and Safdarjung Enclave.

They all want to rent offices that will accommodate at least 20-30 people or more and most are running businesses like call centres or consumer goods shops etc, added Pankaj Jain of Realistic Realtors, a brokerage firm.

With Delhi offering few options apart from commercial hubs like CP, Nehru Place, Bhikaji Cama Place and Saket till now, businesses in residential areas seemed as the ideal solution.

Said Parmeet Agarwal, a realtor, Office and commercial space is very expensive in Delhi. For instance, rates in CP are around Rs 90 per sq ft. After the demolitions, its gone up further.

Dwarka on track but Qutub & Gurgaon on hold

HE Metro will not be stopping by the Qutub Minar in Phase II, after all. Chief Minister Sheila Dikshit today said the Metro will only run up to IIT in Phase II although the Delhi Metro Rail Corporation (DMRC) had wanted the network to extend further.

Today’s announcement also puts on hold the NCR Metro link to Gurgaon.

Speaking after inspecting the 22.9 km Barakhamba-Dwarka stretch, Dikshit said: “While existing lines will be extended considerably in Phase II of the Metro scheduled for completion in 2009, as far as the south Delhi link is concerned, the corridor starting from Central Secretariat will terminate at IIT and not go further down Qutub Minar to Mehrauli as was planned earlier.

“Indian National Trust for Art & Cultural Heritage (INTACH) had raised objections about the Metro going elevated after IIT into the heritage area of Qutub Minar and others had also expressed reservations on this count. Accordingly, in a meeting with the Group of Ministers we decided to clear the south Delhi link only upto IIT. This length of the south Delhi corridor was cleared so construction work could at least start here,” she added.

Gurgaon villagers turn moral police, want bars to close

BARS and pubs operating in many of Gurgaons shopping malls are becoming targets of a new kind of moral police. Its not the saffron brigade thats up in arms but residents of villages neighbouring Gurgaons urbanised areas.

On December 24-25, around 200 people from villages like Sikanderpur, Chakarpur, Sirhaul, Kanhai, Dundahera and Molahera protested outside various shopping malls demanding the immediate closure of what they called obscene dance bars in malls. Villagers have threatened to block MG Road on a sustained basis if their demands are not met.

Bars inside these malls are running just the way Mumbais dance bars ran, says Mahesh Yadav, sarpanch of Chakarpur village, who has been leading the protest.

All this is having a corrupting influence of our children, some of them have stolen money to frequent these bars. Most of these bars operate well past the midnight deadline and keep playing loud music till early morning. We have decided to put an end to this and a mahapanchayat of 12 villages will soon deliberate on the matter, adds Yadav.

The agitation, obviously, has not gone down well with shop-owners in the malls. This kind of moral policing must stop. It is nobodys business to interfere into how a bar or a pub operates, says Baljeet Singh of MGF Metropolitan Mall.

Farmers allege raw deal from Hud

Farmers of Uppal Bagat and Ramanthapur Bagat are up in arms against the Hyderabad Urban Development Authority (Huda) for acquiring their land for building townships.

Why should a government agency become a real estate agent and deprive us of our valuable land, the farmers question in unison.

With the Dec. 24 deadline set by Huda to receive objections for acquiring the land over, 250 farmers of the area are questioning the land acquisition.

They have alleged that they are being cheated by Huda. Though their land is being valued at Rs 20 to Rs 30 lakh per acre in the open market, Huda maintains that it can pay only Rs 2 to Rs 3 lakh per acre as compensation.

We want that either the government should take our land to the extent required for cleaning and beautifying the Musi river bed or the Green City project should be revived, D Narasimha Reddy, president of Uppal Bhu Parirakshana Rythu Sangham told The Times of India.
