Residential property maintains buoyancy
Prices of residential property continues to be a reflection of last year level while prices of commercial property is expected to remain stable, said a realty consulting firm.
Residential property maintained market trends of the last year with robust activity and mounting capital values, Cushman & Wakefield, in its latest market updates, said.
The suburban locations such as Noida, Gurgaon, Ghaziabad are reflecting the same buoyancy as last year with consistent new supply being added to meet the fresh demand.
Expecting the commerical prices to remain stable, it said “demand for ready to move in, incubation space is likely to increase”.
Rental values for prime grade a building, however, within the city centre, are likely to remain plateau.
Office rentals posted the maximum 7% rise for micro-markets located at South Delhi during last six months as against 2% increase witnessed for prime locations at South Delhi.
However, capital values for office space at South Delhi’s micro markets stood at 6.8% during last six months.
Interestingly, office rental values declined by 4% while the capital values for office space rose by 6.6% during last six months in gurgaon.
Capital values for office space in the capital city rose in the range of 4.2-6.8% in the last six months. Capital appreciation for office space in prime locations of New Delhi, including Connaught Place, stood at 5%.

Lucknow : SEEMINGLY inspired by the rise of Gurgaon and Navi Mumbai as booming commercial hubs on the outskirts of Delhi and Mumbai, respectively, the Mulayam Singh Yadav government has set the ball rolling to develop a clone of its own on the industrial corridor between Lucknow and Kanpur.
According to sources in the Industries Department, an extensive survey of the area is already on and various sectors relating to information technology, garment manufacturing and tourism have been identified.
This move will take shape under the newly-constituted LIDA (Lucknow Industrial Development Authority), which has spotted about 40,000 hectares of land on both sides of the Lucknow-Unnao Highway, to be notified for industrial development.

An old western concept, they are a new market in corporatised India

In north India, the emerging suburbs of the Capital, Gurgaon and Noida have practically become the base of commercial activities and this development has prompted a flurry of activities in the service apartment sector in Delhi. Other big players include CB Richard Ellis, DLF Gymkhana and Select Hotels. The Gupta-Jain-owned Clarion Luxor in New Delhi and The Orchid Park Plaza in Bangalore also have service apartments.
Already operational is Savoy Suites in Noida, targeted only at the specific requirements of middle and senior level business personnel travelling for a typically more than a week. It is a 44-unit apartment complex, each with a generous living area, kitchenette, bedroom and spacious bathroom.

Gurgaon, April 10: The Haryana government is actively considering the setting up of separate development authorities for Gurgaon and Faridabad, on the pattern of Noida Development Authority.
This was stated by Haryana Chief Minister Bhupinder Singh Hooda while talking to mediapersons shortly after launching the intensive pulse polio campaign in Gurgaon on Sunday. He said the final decision regarding the setting up of development authorities for Gurgaon and Faridabad would be taken shortly.

Reply to a question, Hooda said that aneducation city, on the pattern of Oxford University, would be set up at an appropriate place in the State so as to provide educational facilities of high quality. Twenty five per cent of the seats would be reserved in this Education City for the students hailing from Haryana and added that the university would benefit not only the students from Haryana but also from adjoining areas such as Delhi.
The CM also assured adequate supply of power and water in Gurgaon city during the summer season. He said the available resources of the state would be utilised judiciously and there would be no shortage of water and electricity in the area.

Two Way TRAFFIC
The residential sector in Gurgaon and Greater NOIDA has been very active in terms of project launches and primary bookings in the last six-eight months. SHELLY ANAND reports
Invest in real estate and reap the benefits’. ‘Home seekers on property buying spree’. ‘Quality homes find many buyers’.
These are but a few examples of newspaper headlines that reaffirm the positive trends in almost all sections of realty. Taking the residential segment into stock, we decided to do an analytical research on the prospects for Delhi and the NCR market this year. To elaborate: What are the future trends? Where is the growth expected? What are the reasons? Which are the most happening areas? What it boils down to is that there has been heightened activity in the residential sector, visible across Delhi and the NCR (viz. Guragaon, NOIDA and Greater NOIDA). As Shiv Prasad Singh, Head - Research and Consulting Group (north India), Chesterton Meghraj says, “The residential sector has been very active in terms of project launches and primary bookings in the last six-eight months. The areas of action are Gurgaon and Greater NOIDA. Although projects have been launched in all economic categories, the focus has been on the MIG or upper-MIG segment. A few new projects have come up in Sectors 92 and 93 (NOIDA) and there is new supply in Sector 62. Delhi has also experienced this positive trend, but it’s limited to the upward movement of capital price (to the tune of 10-15 per cent) in the last one year.”
Several factors are responsible for this growth. The key drivers are surplus money, cheap lending rates, and the penalty clause of the development authorities, young techies willing to invest surplus money in property, demand for high living as well as safety and security issues.
Cushman & Wake-field India Research puts the issue in the right perspective. After witnessing cyclical upheavals, the real estate market, in the last quarter, seems to have stabilized, and present market dynamics are backed by fundamentals that reflect a more mature scenario. Increased demand created by the end-user is expected to continue. The NCR, that is witnessing significant high-end residential developmental activity, is testimony to the inherent attractiveness of the region. While both Gurgaon and NOIDA will continue to offer quality residential development, the former is expected to have an edge over the latter.

Subir Roy: Dont kill cities with kindness
Rapid urbanisation is a feature of rapid economic development. If you like and want the latter, you better learn to live with and make a success of the former.
Otherwise there will be urban disasters, near or total, which is the way most of urban India can be described. What is even more serious, inability to cope with success can lead to decline, as happened to Mumbai and threatens to happen to Bangalore.
There is a natural way in which cities rise and fall. Witness the way perception about Mumbai changed over the years and companies have actively looked for other destinations for expansion.
Bangalore has been a beneficiary but not for long. A whole range of cities have emerged as its challengers.

An old joke of Gurgaon says that tents all set up and mats spread on the ground lured a Jat to a congregation. Like the others, he took off his shoes and went in. Bored with the mystical musings, he soon came out and found his shoes gone. Nodding his head knowingly, he said, I know it all, this was no mela but a pilan to rob me of my shoes.
Seeing their sleepy old Gurgaon town, the original inhabitants of the place seems to be nodding like the Jat in the joke and saying that this big-bang development in their home town is part of the pilan (thats how plan is pronounced in the Mewati dialect) to rob them of their identity.

GURGAON: The mall boom may have altered the landscape of Gurgaon and lent it an up market flavour, but it has a flipside: negotiating MG Road where all these glitzy joints are located is now a commuters nightmare.
I wish I had wings, is the one thought that flashes across shoppers minds, as they struggle to park their vehicles in the area or cross the road to reach the malls.
Sample this: about 34,000 vehicles ply on the route during rush hour. Traffic moves at a relatively high speed. Pedestrians have to wait endlessly to cross the road when they do mall-hopping. As the buildings are on opposite sides of the road, the frequency of visitors crossing the stretch is very high, said Suman Sahgal, a resident of Beverly Park II.
